What is the Ontario New Housing Rebate?

The Ontario New Housing Rebate is an existing provincial rebate that has been available for qualifying new home purchases for many years. It provides up to $24,000 in HST savings and is already reflected in the standard pricing of many new homes, including Rinaldi Homes base prices.

This means our regular listed prices already account for this long-standing rebate where applicable.

What is the Enhanced HST Rebate?

The Enhanced HST Rebate is a temporary Ontario housing incentive announced in the 2026 Ontario Budget to reduce the 13% HST on qualifying newly built homes. It is designed to improve affordability and stimulate new housing supply.

At Rinaldi Homes, we combine the existing Ontario New Housing Rebate already built into pricing with any new eligible rebate savings to clearly show buyers the total current opportunity.

How much can I save with the rebate?

Eligible buyers may save up to $130,000, depending on the purchase price of the home.*

  • Homes up to $1,000,000 qualify for the full rebate.
  • Homes from $1,000,000 to $1,500,000 receive a capped rebate.
  • Homes from $1,500,000 to $1,850,000 receive a declining rebate.
  • Homes above $1,850,000 may still receive the existing $24,000 Ontario rebate.

Why do some homes show an additional $106,000 rebate instead of a full $130,000?

This is one of the most common questions.

All Rinaldi Homes’ prices already include the existing $24,000 Ontario New Housing Rebate in the base price. So when a home shows an additional $106,000 rebate, that represents the new Enhanced HST Rebate new rebate savings being applied.

Example:

  • Existing rebate already reflected in base price: $24,000
  • Additional Enhanced HST Rebate applied now: $106,000
  • Total potential rebate value: $130,000

Do I need to be a first-time home buyer?

No. This rebate is not limited to first-time buyers. It is available to a broad range of qualifying purchasers under current program rules.*

Does the rebate apply to investment or rental properties?

Yes. The Ontario webinar materials indicate qualifying homes intended for residential rental use may also be eligible, subject to program rules and deadlines.*

Does the rebate apply to resale homes?

No. The Enhanced HST Rebate is intended for newly built homes and qualifying new residential housing.

When do I need to buy to qualify?

The current rebate program window applies to Agreements of Purchase and Sale signed between April 1, 2026 and March 31, 2027. It is triggered by the signed APS, not by closing date.

Does construction need to be completed by a deadline?

Yes. Based on current guidance, construction must begin on or before December 31, 2028, and be substantially completed on or before December 31, 2031.

Are current savings already shown in Rinaldi Homes pricing?

Yes. Our price lists are designed to clearly show:
✔ Base price (including the Ontario New Housing Rebate)
✔ Additional Enhanced HST savings
✔ Adjusted purchase price

Do the available HST rebates require the home to be a primary residence?

In many cases, yes. Current HST rebate programs, including the existing Ontario New Housing Rebate and certain enhanced rebate opportunities, generally apply where the home is intended to be used as a primary residence for the purchaser (as defined by the CRA), subject to government rules and qualification requirements.

Separate rules may apply for qualifying residential rental properties or other permitted uses. Our team can help explain how this may apply to your specific purchase.
